When
your home
improvement projects involves
every phase of interior
and exterior
painting along with complete
drywall (service),
you need a full service contractor that can deliver both drywall and
painting service just the way you need him/her to do. Finding a contractor
that provides
honest and quality service can sometimes prove to be a challenge, but
finding an honest and top quality multi service contractor can prove to
be even more challenging to say the least; however, again, with the
correct approach there is a way to go about this that could really be
just what the doctored ordered for you and your project.
Here's a
few suggestions I believe will prove beneficial in helping you achieve
the best results of all.
General contractors are contractors that head up a team of sub
contractors that do the work. Oftentimes, homeowners will hire a
general contractor to coordinate and initiate their project(s). All
subcontractors will report to and follow all directions and
instructions issued by the general contractor.
The general
contractor is responsible for every and all aspects of the project. If
anything goes wrong it is the general's responsibility to correct the
problem(s) and to see that everything is always running smoothly. In
practically all cases the contract is between homeowner and general
contractor; the general contractor hires all the sub contractors that
are needed to get the job done.
With this
type of arrangement the homeowners are free to address all complaints
as well as inquiries to the general as opposed to having to confront
each subcontractor; in fact, most general contractors prefer that any
and all questions be addressed to them first and foremost and with
his/her permission the homeowners are allowed to address
the
sub- contractor in question. With most general contractors there is a
chain of command that is to be followed and this type of procedure is
to help keep confusion at a minimal.
However,
with many homeowners choosing to act as their own general contractor,
it has proven for some to be the only way to go. In many cases a
general contractors' fee usually runs around 20% and sometimes higher
or lower. These fees can become extremely expensive to say the least,
so more and more homeowners have rolled up their sleeves and jumped
into this arena head first.
And for some it
worked so well until they actually became general contractors
themselves, but for many more it proved to be a nightmare of monumental
proportions.
If you choose to act as your own general contractor or just as a
homeowner who choose to hire the contractor(s) needed to do your job,
there are a few things you should know first. For instance, if you are
searching for a contractor that provides drywall and painting you first
need to understand the magnitude of this statement.
Will you
be looking for a full service drywall provider that installs drywall as
well as tape/
finish, texture and repair it,
or will you simply be looking for one that provides one particular
aspect of drywall work?
Many drywallers only provide one type of drywall service; for example,
those who are often referred to as drywallers are actually drywall
mechanics who basically install drywall only.
And drywall
finishers
usually are the ones that tape and finish the drywall or tape and float
the drywall as it is often referred to by many tradesman; still, in
commercial circles and large tract home building there are
those who only texture the drywall,
and unique to them all is the drywall repair person/contractor that in
many cases incorporates all aspects of drywall work.
You will
really need a good working definition of these trades and tradesmen in
order to best choose the one that is most suitable for you and your
project; however, a full service drywall provider should be able to
provide complete service for all types and all aspects of drywall work.
A full service drywall provider usually installs, tape and
finish/float, texture, and repair
drywall
extremely well; however, it's only safe to say that each and every full
service drywall provider is not created equal and therefore may or may
not be the most talented; the most experienced; the most knowledgeable,
and the most congenial.
Herein lies the
work of soughting through and finding the best contractor/craftsman for
you and your project.
Interviewing each prospective candidate is very important and asking
all the right questions and even more so listening to their answers
will certainly help you weed out those who you feel are just not right
for the job. Checking out references and even going on location to view
previous work by the candidates can be so valuable in your quest to
find the right contractor be it drywall, painting, or general
contractor.
And
by
all means I cannot over stress the importance of getting a criminal
background check. Remember, you and your family safety is paramount to
all else and it only makes good sense to know the kind of person you
are contemplating on bringing into your life, and if your contractor
has a crew a background check should be done on them as well. In most
cases for less than a hundred dollars you can possibly save yourself
and your family some grief and pain, and if everything checks out okay
it only add to the positives for each candidate that receives a clean
bill of health.
If your
project includes painting as well as drywall you will need to implement
the same practices and procedures when selecting a painting contractor
to do your work. If your work includes
interior and exterior
painting make sure that the candidates/contractors provide both
services; some do and some don't. And as always do your homework and
follow up on references and past projects of contractors/candidates. In
all cases try to obtain character references to see if he/she is really
as nice and polite as they appear to be.
Maybe
it's human nature but we humans have a tendency to base our opinions
and actions on what we see; meaning, people who are attractive and
likable tend to get on our good side right away and people who are not
attractive with a less than bubbly attitude tend to rub us the wrong
way. But the truth of the matter is that kind of thinking and acting
has been the bottom line for some of the worst disasters you can
imagine.
This is a
real prescription for failure, don't misunderstand me because I'm not
saying all attractive and lovable people are crooks and criminals; I'm
not saying that at all; all I 'm saying is when you're interviewing and
researching your prospective candidates for the job use fairness and
plain old common sense along with asking all the intelligent questions
you need to ask and let the chips fall where they will. That's all.
In
closing, choosing a full service or multi talented service provider is
really not that difficult at all if you approach the procedure from the
correct prospective. Never, never, never, rush into selecting a
contractor for one reason or the other, and by all means never allow
anyone to rush you into doing anything prematurely.
No one
has that right and you shouldn't allow anyone to place you in a
situation like that. Remember, although acting as your own general
contractor has been a road that led to disaster for many homeowners, it
doesn't have to end that way for you. Be smart and take your time every
